One side points to slower direct-lending issuance, elevated redemption pressure in non-traded vehicles, rising non-accruals at stressed lenders, and payment-in-kind interest as a warning light. The other points to data showing PIK usage broadly stable and non-accruals still low across much of the BDC complex.</p> <p>Both are arguing over the wrong number.</p> <p>The question is not whether PIK ticked up or down in a given quarter. It is how much of a “covered” distribution was supported by cash a BDC actually collected, and how much was supported by interest it booked but has not yet received. Coverage measures the distribution. PIK income measures whether that coverage is cash.</p> <p>FS KKR Capital made the point in miniature. It reported $0.42 per share of net investment income in Q1 2026 — exactly matching its newly declared $0.42 distribution, after reducing the payout from the prior $0.48 level. Covered, on paper. Yet net asset value fell to $18.83 from $20.89, non-accruals reached 8.1% of the portfolio at cost and 4.2% at fair value, and a KKR affiliate agreed to invest $150 million in convertible preferred stock paying either 5% in cash or, at FSK’s option, 7% in kind.</p> <p>Even the support capital came with a PIK switch.</p> <h2 class="wp-block-heading">What Coverage Counts, And What It Doesn’t</h2> <p>Payment-in-kind interest is income a lender books without receiving cash. The borrower adds the interest to the loan balance instead of paying it. Under GAAP, the lender can still record that amount as investment income, even though the cash is usually collected only when the loan matures, is refinanced, or is sold.</p> <p>Because PIK lands in investment income, it can land in the coverage ratio.</p> <p>That is the entire issue. The yield sits near 9.4%.</p> <p>Starwood reported distributable earnings of $0.39 against a $0.48 dividend it has held for more than a decade — coverage of about 81%. Even on management’s adjusted figure of $0.47, it still lands a penny short. The yield runs above 10%.</p> <p>Take only those two numbers and BXMT wins. But coverage at a mortgage REIT is measured before the part that actually moves book value — and that is where the two companies separate.</p> <h2 class="wp-block-heading">What The Coverage Number Hides</h2> <p>BXMT’s coverage is calculated prior to realized gains and losses. Include them, and full distributable earnings for the quarter were $0.21 per share, against a GAAP net loss of $0.04. The difference includes a $46 million realized loss on the foreclosure of a San Francisco hotel loan, plus a $55 million CECL provision — roughly 80% of it specific to individual loans, including an impaired studio and a Dallas multifamily asset. On demand, the two are nearly indistinguishable. On structure, they have split in two, and the divider is not earnings. It is how much rating cushion each one has left.</p> <p>American Tower’s Q1 2026 was a position of strength. Revenue rose 7% to $2.74 billion, net income climbed 76% to $859.5 million, and the dividend grew 5% — funded out of mid-single-digit AFFO growth rather than borrowing. Net leverage ended the quarter at 4.9x, which management calls the lowest among its tower peers, alongside roughly $184 million of buybacks.</p> <p>Crown Castle’s quarter was a recovery. Net income swung to $151 million from a $464 million loss a year earlier, AFFO was $1.02 per share, and the company closed the $8.4 billion sale of its fiber and small-cell businesses on May 1. Roughly $7 billion of the proceeds is earmarked for debt repayment, alongside a $1 billion share-repurchase program.</p> <p>Both are real, cash-generating tower platforms. The structural question is not which one had the better quarter.
