The newest real estate investment offering on CrowdStreet, a mixed-use project in Coral Gables, Florida, offers an equity ownership structure that will allow investors to convert their interests into digitized REIT shares as tokens. 

Why It Matters: Real estate has been one of the greatest investment vehicles throughout history; providing consistent cash flow, appreciation and security. The downside to real estate, however, is its lack of liquidity. 

The ability to convert ownership in an investment property into tokens is a way to solve this problem. By converting shares into REIT tokens, investors can sell any amount of their property interest on an alternative trading system instead of being locked into the full investment term. 

The Latest Offering: THesis Miami is an institutional quality mixed-use project with 204 multifamily units, 245 hotel rooms, ground floor retail amenities and three chef-driven food and beverage concepts. The property is located directly across from the University of Miami’s Coral Gables campus and Lennar Medical Center.

The multifamily units opened for occupancy in July 2020 and are currently 99.5% leased, while the hotel and retail components are steadily moving toward stabilization.
